BRIARCLIFF, N.Y. -- The vacated Philips site in Briarcliff could have some new life.

The 98.3-acre property at 345 Scarborough Road was sold last month to Ridgewood Real Estate Partners, operating as Ridgewood Briarcliff Owner LLC for $12 million. The site was vacated in 2015 when Philips moved its employees to Massachusetts.

Jonathan Grebow, CEO of Ridgewood Real Estate Partners, said it hopes to redevelop the property into a residential community with amenities that would benefit the entire village and that he looks forward to working with the village.

"We also think that this project will address an underserved segment of the Briarcliff and Westchester market," Grebow said. "With its fantastic views, a great location, and a wonderful surrounding community, Ridgewood Real Estate Partners believes this will be an exciting and welcomed project in the Village of Briarcliff Manor."

The property is currently not zoned for residential properties, though Mayor Lori Sullivan said the current zone use is obsolete in today's market and the board has begun a rezoning process including amending the Comprehensive Plan.

"We saw the need for Briarcliff and started down this path before any potential developers inquired about these properties to us," Sullivan said. "Any zoning change will factor keeping Briarcliff what is has been and continues to be in all respects.
